1. Definitions
- "Mapleshade", "we", "us", "our" — the company providing property rental and household coordination services from 22/5 Thonglor Soi 13, Watthana, Bangkok 10110, Thailand.
- "Client", "you", "your" — any individual or entity engaging Mapleshade's services.
- "Services" — Thonglor Neighbourhood Rentals, Lifestyle-Aligned Search, and Household Coordination Retainer, as described on our website.
- "Agreement" — these Terms and Conditions together with any service confirmation or engagement letter.
- "Property" — any apartment, townhome, or residential unit arranged through Mapleshade's services.
2. Acceptance of Terms
By engaging our services, you confirm that:
- You are at least 18 years of age and have full legal capacity to enter into a binding agreement.
- The information you provide to us is accurate and complete to the best of your knowledge.
- You have read and agree to these Terms and Conditions in full.
3. Service Description
Mapleshade provides the following services in Bangkok, Thailand:
- Thonglor Neighbourhood Rentals: Sourcing and facilitating access to furnished short-stay properties in the Thonglor and Ekkamai areas for stays of two weeks to three months. Priced from ฿12,500 per week.
- Lifestyle-Aligned Search: A personalised long-term lease search for stays of six months or more, including lifestyle intake, curated viewings, lease review, and move-in support. Priced at ฿27,000 as a one-time fee.
- Household Coordination Retainer: Ongoing monthly coordination of household services, repairs, and building management communication, including monthly reports. Priced at ฿4,500 per month.
Mapleshade acts as a service provider and intermediary. We are not a party to any lease or rental agreement between client and landlord.
4. User Responsibilities
As a client, you agree to:
- Provide accurate information during the intake and search process.
- Communicate promptly and in good faith with Mapleshade throughout the engagement.
- Comply with the terms of any lease or rental agreement you enter into with a landlord.
- Respect the properties visited during viewings and not engage directly with landlords introduced by Mapleshade to circumvent our service fees.
- Not use Mapleshade's services for any unlawful purpose.
5. Fees and Payment
All fees are stated in Thai Baht (฿) and are inclusive of applicable taxes unless otherwise noted:
- Service fees are confirmed in writing before work begins. No fees are charged without your prior agreement.
- For the Lifestyle-Aligned Search, the one-time fee is payable upon engagement confirmation, prior to the search commencing.
- For the Household Coordination Retainer, fees are charged monthly and due at the start of each month.
- Short-stay rental fees are payable as agreed with the relevant property arrangement.
- Refunds are considered on a case-by-case basis. If we are unable to fulfill a confirmed engagement, a full refund of any service fee paid will be issued.
6. Intellectual Property
All content on the Mapleshade website — including text, design elements, and materials — is the property of Mapleshade or its content providers. You may not reproduce, copy, or distribute any part of our site or materials without prior written consent. A limited, non-exclusive licence is granted to access the site for personal, non-commercial purposes only.
7. Disclaimers
Mapleshade provides services with reasonable care and skill. However:
- We cannot guarantee a specific outcome in any property search. Results depend on available inventory and market conditions.
- We are not responsible for the actions, defaults, or representations of landlords, building management, or third-party service providers.
- Property descriptions and assessments are provided in good faith but do not constitute a warranty about any specific property.
- Mapleshade does not provide legal or financial advice. Our lease review service is informational only and does not replace independent legal counsel.
8. Limitation of Liability
To the maximum extent permitted by Thai law, Mapleshade's total liability to you for any claim arising from or relating to our services shall not exceed the total fees paid by you to Mapleshade in the three months preceding the claim. We are not liable for indirect, consequential, special, or incidental losses of any kind.
9. Termination
Either party may terminate the engagement as follows:
- The Household Coordination Retainer may be cancelled by either party with 30 days' written notice.
- The Lifestyle-Aligned Search engagement may be terminated by the client at any time; fees paid for work already completed are non-refundable.
- Mapleshade reserves the right to terminate any engagement immediately if a client breaches these terms or acts in bad faith.
10. Dispute Resolution
We prefer to resolve any disputes informally. If you have a concern, please contact us at [email protected] and we will make every effort to address it within 14 days. If a dispute cannot be resolved informally, it shall be submitted to the jurisdiction of the courts of Thailand. These Terms are governed by and construed in accordance with the laws of Thailand.
11. General Provisions
- Entire agreement: These Terms, together with any service confirmation, constitute the entire agreement between you and Mapleshade.
- Severability: If any provision is found to be unenforceable, the remaining provisions continue in full force.
- Waiver: Failure to enforce any provision does not constitute a waiver of our rights.
- Assignment: You may not assign your rights or obligations under this Agreement without our written consent.
12. Changes to These Terms
We may update these Terms from time to time. Significant changes will be communicated to active clients by email. Continued use of our services after the effective date of any update constitutes acceptance of the revised terms.
