Who We Are

Rooted in Thonglor Since 2017

Mapleshade grew out of a frustration that many international residents in Bangkok know well: the rental market here can feel opaque, fast-moving, and difficult to navigate if you're not fluent in Thai or unfamiliar with how buildings and landlords operate.

Our founder, who relocated from Singapore to Bangkok in 2016, spent months figuring out how to find the right apartment — not just the right number of bedrooms, but the right morning light, the right walking distance to a market, the right building culture. From that experience, Mapleshade was shaped.

We are a small, deliberately unhurried team. We don't push. We listen, we research, and we guide you toward a home that suits how you actually live. Our work is grounded in Thonglor and Ekkamai because these are the neighbourhoods we know best — their character, rhythms, and the kinds of lives they support.

Property Vetting Protocol

Every property offered for short-stay rental is visited and assessed in person. We check structural condition, security features, internet quality, appliance function, and building management responsiveness.

Data Privacy Compliance

We handle all client information in line with Thailand's Personal Data Protection Act (PDPA). Your details are never shared with third parties without explicit consent.

Clear Communication

We explain lease terms in plain English. If something is unclear, we pause and revisit until you're comfortable. We never rely on urgency to move a conversation forward.

Transparent Pricing

All service fees are stated clearly before any engagement begins. There are no hidden charges, referral markups, or add-on costs introduced later in the process.

Bilingual Support

Mapleshade's knowledge of these two districts has built up across eight years of property assessments, landlord relationships, and conversations with the people who live here. We understand which buildings have responsive management and which do not. We know which sois are quiet in the evening and which have traffic patterns that affect light and noise at certain times of year. We know where the morning markets are, which cafes double as community meeting spots, and where the best walking routes lie between Thonglor BTS and the smaller residential lanes branching from Sukhumvit.
