In Their Own Words
We let our clients describe their experience. These are real accounts from people who've rented, searched, and settled in Bangkok with Mapleshade.
Back to HomeWhat People Say About Working with Mapleshade
"I came to Bangkok for a three-month project and needed something furnished and comfortable in Thonglor. The apartment Mapleshade showed me was exactly right — quiet building, good security, walking distance to a market. I didn't have to think about any of it once I'd moved in."
"The lifestyle intake conversation at the beginning really made a difference. They asked me things no other agent had — about how I prefer to commute, what mornings look like for me. The apartment they found matched that in a way that felt almost uncanny. I'm in my second year of the same lease."
"Having Praew handle the building communication is the thing that makes the retainer worth it. I don't speak Thai, and before Mapleshade I found minor maintenance issues would go unresolved for weeks. Now things actually get fixed, and I get a summary at the end of each month so I know what's been dealt with."
"I contacted three agencies before Mapleshade. The others sent me listings immediately. Natalie asked me to describe a typical weekday first. That was the moment I knew this would be different. The whole process took three weeks and I've been in the same apartment for 18 months now."
"We moved to Bangkok as a couple — one of us working, one transitioning careers. The short-stay apartment gave us time to understand the city before committing to a longer lease. When we were ready, Mapleshade helped us find the long-term place too. It was a sensible and well-paced way to approach it."
"The lease review was something I hadn't expected to value as much as I did. Having Kasper walk me through the Thai lease document in plain English — and flag two clauses worth negotiating — saved me a fair amount of stress later on. It's a detail that makes real difference."
Three Client Journeys in Detail
Three-month creative residency with limited Bangkok knowledge
A photographer from the UK arriving for a three-month residency project. Needed a base in Thonglor that was walkable, had good light, and a quiet building — but had never visited Bangkok before and didn't know where to start.
Short-stay rental with neighbourhood orientation
We matched a fourth-floor apartment on a small residential soi — high ceilings, morning east light, and a building with minimal foot traffic. Included a walking orientation of the surrounding area on arrival day, covering the nearest markets, cafes, and transit points.
Extended stay and ongoing relationship
The residency extended to five months. The client returned for a second stay 14 months later. Their words: "I didn't expect Bangkok to feel this settled this quickly. A lot of that is the apartment and where it is."
Relocation without time for extensive viewings
A Singapore-based consultant relocating to Bangkok for a two-year assignment. Limited time for viewings before the move date. Wanted a home that suited an active lifestyle — morning runs, cycling, proximity to good food.
Lifestyle-aligned search with video walk-throughs
After the lifestyle intake call, we identified Ekkamai as the better fit over Thonglor given the park access and cycling infrastructure. Conducted video walk-throughs for four shortlisted apartments. Lease review handled before the client arrived in Bangkok.
Lease signed remotely, renewed at year end
The client moved in on arrival day to a fully reviewed and confirmed apartment. Lease renewed at the 12-month mark. Now also on the Household Coordination Retainer. "I haven't had to deal with a single building management issue directly."
Established tenant frustrated by unresolved maintenance
A writer already renting in Thonglor for eight months, but struggling with ongoing maintenance issues and slow building management responses. No Thai language capability. Feeling the weight of managing it alone.
Household coordination retainer, starting mid-tenancy
Mapleshade joined the retainer without needing to be involved in the original property search. Within the first month, three outstanding issues were escalated and resolved through direct Thai-language building management contact. Monthly reports started immediately.
Ongoing retainer — two and a half years
The relationship has continued well past the original lease, through a building change and a new landlord. "The monthly summaries alone are worth it. I know what's happening with my home without having to chase anyone."
